We walk the suite before we bid. What is already there is part of the price โ€” not a later conversation.

    Inquiry & documents

    Plans, landlord criteria, brand book, survey of existing conditions if you have it. We tell you within a few days whether the job fits our size and calendar.

    Walk the suite

    Slab, service, riser room, roof equipment, adjacent tenants. The bid is written against what is actually there.

  3. 03

    Proposal

    Lump sum or design-build planning fee plus construction. Allowances named. Exclusions named. Schedule that includes permitting, not just the field.

  4. 04

    Contract & permit

    Contracts get reviewed. Permitting in our markets commonly runs 30โ€“60 days. We file and follow up on comments.

  5. 05

    Build

    Named PM. Weekly look-ahead. Submittals that match what gets installed. Coordination with landlord, inspector, and brand representative.

  6. 06

    Open

    Inspections, punch list, and closeout documents.
